Can my wife be added to the title
When we refied my wifes credit prevented her from being on the mortgage, my credit was much better and we got a low rate. Now she is afraid that if I pass the home will go to my two kids, previous marriage, and she'll be left with nothing. She wants to be added but the lawyer says the bank will not recognize the conveyance without her being on the mortgage.

Quitclaim held until death
I own a house as my sole and seperate property. I want to prepare a quitclaim deed transfering the house to my current spouse and adult son to be recorded after my death. Is there a problem with them recording a quitclaim after my death. I live in Nevada.

Mortgage Approval and Credit Question...
I have a credit question but it relates to mortgage approval. As I mentioned in a previous post, I do not have any collections on my account except for one account that is listed as andquot;disputed by consumerandquot; and showing a balance of about $1500 is due. I have disputed this with the credit reporting agencies multiple times and it drops off and then gets re-reported the next month. I have filed multiple disputes/complaints without resolution. At this rate it looks like a lawsuit is the only thing that will correct my credit. My question is this...if a mortgage lender is looking at my app and the only negative is listed as andquot;disputedandquot; will this still stop a loan or will it be overlooked as a dispute? We are looking at buying a new home soon and I know that even if I were to sue, it can take months in my area to get to court and get some sort of resolution. Should I be concerned about this as far as mortgage is concerned?
What does a quit clain deed mean?
I signed a quit claim deed to my spouse three years ago. He refinanced the home, but now an attorney has sent a letter saying I need to make good on my obligation of upkeep on the marital home. He is seeking all back mortgage payments (I had paid until the refi and quit claim signing), all upkeep on the home, etc. I think it was his hope I would sign off on the house, he would sell, make a profit and keep that profit. Now 3 years later, the house has not sold and he is seeking a large amount of money. The judgement of divorce says the marital home is joint property, which is was at the time. But the quit claim, which was signed later (I think) would change that. Does that mean as of the time that I signed the quit claim deed I no longer owned the house? Can I be required to pay?
How can refiance a mortgage in my name with the current mortgage company?
Hi, How can refiance a mortgage in my name with the current mortgage company?...I have been paying the mortgage on my mothers house for the past five years, which also includes taxes and insurance. After discussions with my mother she has okayed the transfer of the house to me. Will it be easier or possible to use the same mortgage company and insurance as is? I have a pretty payment history with them. All payments came from my bank account. Does she have to quit deed the house to me before I can pursue attainment of the mortgage? Thanks.
Yield spread premium
I went to close on a home i am selling yesterday. on my hud-1 form they have me paying a andquot;yield spread premiumandquot; in the amount of .5 percent of the home selling price. Why would i be paying that as a home seller? please help, only have until 3 pm today to get this cleared up... dave

Can a parent put a child's name on the deed to his ranch, not have any money change hands, then will all the property to his wife in his death? In the will it stated that the child mentioned previously had 10 years to buy and pay for the ranch, giving Mom money to live on.
